UEP (United Estate Projects) Subang Jaya (often referred to as USJ by locals) is a major residential township developed by Sime UEP in the Klang Valley, Selangor, Malaysia. It is adjacent to its older and smaller twin township of Subang Jaya and also nearby Bandar Sunway. It is located in the mukim (sub-district) of Damansara, district of Petaling and state of Selangor. USJ covers an area of 10.12 square kilometres or approximately 1,000 hectares, and has a population of over 500,000 (Subang Jaya + USJ). The estimated population density is 1498.2 persons per km². USJ is under the jurisdiction of Subang Jaya Municipality Council or MPSJ since 1997. USJ started construction in 1988 after completion of the older Subang Jaya from SS12 to SS19 which was started in 1974. The first batch of residential houses was ready circa early 1990s. Since then USJ has expanded into 27 sections, i.e. USJ1 to USJ27, sitting on freehold land except USJ1. The latest additions are Putra Heights and USJ Heights.

[edit]Commercial Area and Shopping

The main commercial area in USJ is Taipan Business Center in USJ10 and Subang Business Center in USJ9 respectively. Taipan is the township's central business area and is famous throughout the Klang Valley for its variety of food outlets. There are numerous food outlets such as fast food, alfresco dining, modern contemporary and fusion Asian-Western food. The Taipan area is a favourite among the residents here. It is sometimes heavily congested in the night when people come out for dinner and shopping. Furthermore, we can find a good mixture of businesses in this commercial center, such as clinics, pharmacies, convenience shops, etc.

Another commercial center is located at USJ21 which is situated beside the Damansara-Puchong Expressway. There is also one commercial centre at USJ1 opposite Giant.

There is a shopping mall located here which is the Summit Square, just next to the KESAS highway. It has a cineplex, fitness center and bowling alley inside.

There is another mall called "19 USJ City Mall", previously known as Digital Mall at USJ19 (Rythmm Avenue). Carrefour has a new store inside this mall. The main attraction of this mall is the stores selling electronics, IT and multimedia related stuff.

In the north-eastern part of the township at USJ1 (Subang Permai) are local brand hypermarket Giant and wholesaler Mydin. There is also another Giant Hypermarket opened for business since early 2009 at Putra Heights, before the toll booth leading to Puchong.

The industrial areas in USJ are in USJ1 through to USJ8, i.e. Ultramine and Sungai Penaga Industrial Park and Taman Perindusrian UEP at USJ3B, involving in light industry.

In the township, education is made available from primary right up to tertiary level. There is a school in the USJ opened in 1999 with commitments as a "Vision" government school. It is one of the only 3 "Vision" schools in the country. There are also normal government primary and secondary schools located conveniently within the residential areas.

USJ is a maturing township well-provided with amenities. Many small localized commercial centers built within various residential areas. In line with the government vision of healthy living and to promote sports, the Subang Jaya Municipal Council Complex has adjoined a football turf and athletic field.

Almost all the major local and foreign banks have a branch in USJ 9 or USJ 10, such as Maybank, Public Bank, Hong Leong Bank, RHB Bank, Alliance Bank, CIMB Bank, Affin Bank, Bank Islam, HSBC, OCBC, Standard Chartered Bank, etc.

In the Summit Complex, houses the Summit Hotel with 332 guest rooms.

For healthcare, one may needs to go to Subang Jaya Medical Centre (now known as Sime Darby Medical Centre Subang Jaya) at SS12 or Sunway Medical Centre at nearby Bandar Sunway. There is a smaller medical center at Taipan calls Taipan Medical Centre. There is no shortage of clinics scatter around USJ to serve the residents.

For movie buff, there are the GSC cineplex at the Summit Square. Alternatively, one can choose to go to nearby Sunway Pyramid or IOI Mall in Puchong for a taste of the silver screen.

In the pipeline is the LRT rail transit extension which is expected to commence construction from 1st quarter of 2010, schedule to be completed in 3 years time. It will be extended from the existing route from the Subang LRT Depot, running through the Dana 1 commercial centre in Subang, to Kelana Centre Point, then to Subang Parade (interfaced with KTM Subang Jaya Komuter station), to Subang Jaya (3 stations), then connect to Summit Square at USJ1, to USJ9 near the Al Falakh Mosque and the police station, then will be connected to USJ 19. It will also have a station at Putra Heights, eventually will connect with stations at Puchong. However the actual locations of the LRT stations could still be changed or fine-tuned as it is still in the early stages of planning and feedback from the public.

[edit]Accessibility

Due to the strategic location of the township at the criss-crossing network of highways, it has experienced accelerated growth and property appreciation. The expressways that pass here makes it one of the busiest township in the Klang Valley. USJ is accessible through the Federal Highway, the New Klang Valley Expressway (NKVE), North-South Expressway Central Link (ELITE), Shah Alam Expressway (KESAS), the Damansara-Puchong Expressway (LDP) and the New Pantai Expressway (NPE).

Subang Jaya, which is inclusive of the USJ area boasts of three lane dual carriageway roads running through the residential area, making it even busier during peak hours. The major gridlock of traffic normally occurs at the junction of KESAS highway and Persiaran Kewajipan. The main roads serving the area are Persiaran Kewajipan, Persiaran Tujuan, Persiaran Murni and Persiaran Bakti.

In the planning / construction stages are the proposed road linking USJ1 to Tesco Store at Puchong, ingress and egress ramps from USJ1 to KESAS Highway. Once completed, these projects will smoothen traffic in USJ.

USJ is covered under N31 Subang Jaya (which includes SS12-19, USJ1-15 and PJS7,9,11) in the Selangor State Assembly. The State Assemblyman (Ahli Dewan Undangan Negeri, ADUN) is Democratic Action Party (DAP)'s Hannah Yeoh Tseow Suan (Ms) who took over the seat from Barisan Nasional-MCA (BN)'s Datuk Lee Hwa Beng since 8 March 2008.

In the Parliament, USJ is under the P104 Kelana Jaya constituency. The Member of Parliament (MP) is Loh Gwo Burne of Parti Keadilan Rakyat (PKR) who replaced Tan Sri KS Nijhar of BN-MIC, also since the General Election on 8 March 2008. He is more well known for his role in the Datuk VK Lingam video clip scandal.

Both are greenhorn in politics, without prior experience before assuming office. However they are relatively young, both barely pass 30 years of age.[citation needed]
